POSITION SUMMARY:
Responsible for performing routine building maintenance tasks.
Performance of building maintenance tasks in one or more fields (e.
g.
carpentry; electrical/mechanical; heating, ventilation, and air conditioning (HVAC); plumbing, etc.
); Perform general cleaning.
Completes work order records and files all related maintenance paperwork.
Assists area staff as required, responds to the maintenance needs of different departments, and keeps management well informed.
ESSENTIAL FUNCTIONS AND ACCOUNTABILITIES: 1.
Assumes responsibility for effectively completing assigned maintenance duties.
• Inspects buildings and other structures to determine functional systems and detect malfunctions and needed repair making notes and recommendations using a pre]established check sheet.
• Performs minor electrical maintenance to include but not be limited to replacement or repair of fixtures (e.
g.
wall switches and outlets, incandescent and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, cords, etc.
) using appropriate hand, power and specialty tools.
• Performs minor plumbing maintenance (e.
g.
replacement or repair of leaks in drains and faucets, unclogging of drains, trenching and laying new lines, replacing drain hoses on washers and similar devices, etc.
).
• Provides assistance with outside service and repair work.
Follows up on work reviews and ensures that outside services are efficiently completed.
• Performs minor painting, carpentry and masonry work (e.
g.
preparing surfaces and using brush, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, fitting locks and handles, etc.
).
• Completes assigned maintenance functions in accordance with established policies and procedures.
• Follows all safety rules and procedures, and operates equipment in accordance with established safety policies and department procedures.
• Performs minor mechanical maintenance (e.
g.
fire pumps, drainage pumps, sump pumps, check valves, valves, etc.
) 2.
Assumes responsibility for completion of related maintenance recordkeeping and administration.
• Keeps records of all work performed and updates maintenance history logs.
• Assists in developing a preventative maintenance schedule.
• Ensures an adequate inventory of necessary spare parts and materials is maintained.

Assumes responsibility for establishing and maintaining effective working relationships with area staff and with management.
• Assists personnel as needed.
Communicates regularly with personnel to ensure that repairs and maintenance needs are met and coordinated with work schedules.
• Keep management informed of areas activities and of significant concerns.
Reports major concerns or significant problems.
• Completes related paperwork and records.
• Attends meetings as required.
• Meets the maintenance needs of different departments throughout the facility.

Assumes responsibility for related duties as required or assigned • Ensures work area and grounds are clean, secure, and well maintained.
• Runs errands and picks up and delivers parts as needed.
• Assists with special equipment as needed.
• Completes special projects as assigned.
PERFORMANCE MEASUREMENTS: • Maintenance problems are promptly identified and resolved with minimal disruption to work schedules and operations.
• Maintenance and repair functions are effectively completed in accordance with established safety standards and Company policies.
Safety regulations are closely followed.
• Maintenance records, work orders, and department logs are accurate and up-to-date.
• Preventive maintenance is performed as scheduled.
• Required reports and records are accurate, complete, and timely.
• Good communication and coordination is maintained with department personnel and management.
Assistance and support are provided as needed.
Management is appropriately informed.
QUALIFICATIONS: Education/Certification: High school graduate or equivalent with additional training in maintenance and repair procedures.
Required Knowledge: Basic knowledge of maintenance functions and safety protocol.
Basic understanding of the operation of electrical, mechanical, heating, cooling, and plumbing equipment.
Basic knowledge of the tools, equipment, and materials common to the electrical/mechanical trade.
Experience Required: Minimum of two years of related maintenance experience.
Skills/Abilities: Able to work well independently Attention to detail.
Able to cooperate and communicate well with others.
Ability to work under time contraints.
Ability to understand and apply new concepts.
Well organized and attentive to detail.
Able to use various hand tools.
Must be able to work a flexible work schedule when needed.
