About the PositionNRHA seeks qualified candidates for the position ofAssistantProperty Managerat the Grandy Villagepublic housing community.
Assistant Property Managers aid the Property Manager of the community to direct the administration of leasing, property maintenance, rent collection, security,and resident support services for an assigned moderate-scale public housing community.
The jobholder acts to assure a clean, safe, and well-maintained community, and complies with all relevant U.
S.
Department of Housing and Urban Development (HUD) regulations.
The jobholder may also give training and guidance to the community's administrative and maintenance staff and may perform supplemental administrative work to assure the meeting of deadlines, completion of administrative projects, and related property management tasks.
Key responsibilitiesof this position include: Administeringpublic housing property management procedures.
Assuring that individual units, office, and grounds are properly maintained.
Assisting in leasing,move-in, rent-collection, move-out, turn, and inspectionprocedures.
Assisting in therecords management forthe community; assures that both electronic and hard-copy records are correct and updated.
Maintaining current knowledge of HUD regulations and federal and state laws relevant to housing management.
Assisting administrative and maintenance staff (work orders) to obtain satisfactory performance ratings on HUD performance indicators.
Leading administrative staff; may be assigned supervisory duties.
Counseling residents on property, leasing, maintenance, and related issues Maintaining positive relations with community residents.
Participating in budget development and monitoring functions.
Assisting in procuring services and goods on behalf of the community, in accordance with state procurement law and NRHA procedures.
Coordinating standard property management legal action (e.
g.
, payment delinquency, eviction, property management restitution) as needed.
Acting to support the resident services programs provided by NRHA.
Preparing and submitting reports, correspondence, and memorandums.
About the Ideal CandidateThe ideal candidate will have: Five to seven years of progressively responsible property management or property administration experience, to include experience in public housing property and budget management.
Bachelor's degree in business administration, public administration, real estate or a related field.
Certification or ability to obtain certification as a Public Housing Manager (PHM) is required.
The candidateis required to successfully complete rent calculations training and pass a rent calculation examination within six months of hire.
Knowledge of Low-Income Housing Tax Credit (LIHTC) property administration.
NRHA will consider equivalent substitutes for education and/or experience, provided that the candidate can demonstrate that he/she hasobtained the knowledge and skill necessary to perform the duties of thejob.

The current hiring pay range of theProperty Manager job is $43,368.

The compensation offer will be determined by the candidates work experience and skill set.
